ADU & Accessory Dwelling Units

An ADU is one of the highest-return investments a California homeowner can make — adding rental income, multi-generational flexibility, or resale value. We manage everything: design, permits, construction, and final inspection. Choose the type that fits your lot.

Detached ADU

A fully independent structure built on the same lot as your main home. Maximum privacy for both parties, its own entrance, utilities, and address. Ideal for rental income or independent family members.

  • Complete privacy — separate entrance & utilities
  • Up to 1,200 sq ft (California law)
  • Can include full kitchen, bath, bedroom
  • Highest rental income potential
  • New foundation — not attached to main home

Garage Conversion ADU

Convert your existing attached or detached garage into a full living space. The structure is already there — we add insulation, drywall, plumbing, a kitchenette, and a new entrance. The most cost-effective ADU path.

  • Uses existing structure — lower cost
  • No new foundation required
  • Attached or detached garage eligible
  • New side-entry door required by code
  • Fastest timeline of all ADU types

Junior ADU (JADU)

A JADU is carved out of your existing home’s square footage — typically a converted bedroom or a section of the house. Requires its own exterior entrance and a kitchenette, but can share a bathroom with the main home.

  • Created from existing interior space
  • Limited to 500 sq ft under CA law
  • Own exterior entrance required
  • Can share bathroom with main home
  • Lowest cost — no new construction

Attached ADU

An attached ADU shares one or more walls with the main house but has its own separate entrance, kitchen, and bathroom. It extends off the side or rear of the existing home, sharing the foundation and roofline — more cost-effective than a detached unit while providing complete independence.

  • Shares wall and foundation — lower cost than detached
  • Fully independent entrance, kitchen and bathroom
  • Can extend off side, rear, or via home addition
  • Up to 1,200 sq ft per California law
  • Ideal for lots too small for a detached structure

Above-Garage ADU

Building on top of an existing garage is one of the most space-efficient ADU strategies. The garage provides a ready-made structural platform and the ADU is built as a second story above it with its own exterior staircase and private entrance — leaving the garage fully usable below.

  • Garage remains 100% functional below
  • No additional ground footprint required
  • Private exterior staircase and entry door
  • Structural assessment of garage required
  • Works for detached or attached garages

Basement ADU

If your home has an existing basement with adequate ceiling height, converting it into a fully permitted ADU is one of the most cost-efficient paths. The structural shell is already built — we add egress windows, a separate exterior entrance, insulation, plumbing, electrical, and finishes to create a complete, code-compliant below-grade living unit.

  • Uses existing basement — lowest material cost
  • Min 7 ft 6 in ceiling height required by CA code
  • Egress windows required in all sleeping areas
  • Separate exterior entrance at grade or stairwell
  • Waterproofing and moisture management critical

From Site to Finished Home

Every Xpert Construction & Design project — whether an ADU, a full new construction, or a room addition — follows these seven phases from initial site assessment through certificate of occupancy.

7

Build phases

Avg ADU timeline

400+

These phases apply to
  • ADU / Granny Flats
  • New Construction
  • Room Additions

Whether you’re building a backyard ADU, adding a new wing to your home, or breaking ground on a full new construction — these seven phases are the roadmap every Xpert project follows. The process, precision, and documentation standards remain consistent across all project types.

New construction timeline factors
Square footage

Size of the home

A 1,200 sq ft home and a 4,000 sq ft home follow the same seven phases — but framing, MEP, and finishes each scale with the total footprint.

Terrain & topography

Flat lot vs. hillside

A hillside or sloped site requires additional grading, retaining walls, engineered foundations, and sometimes caissons or piers — adding weeks to early phases.

Site conditions

Access & soil type

Tight access, poor soil bearing, rock excavation, or high water tables all affect site prep and foundation timelines. Every lot is evaluated individually.

Design complexity

Custom finishes & layout

Custom cabinetry, specialty tile, vaulted ceilings, or complex roof geometry extend the finish phase. Standard layouts move faster.

NOTE – A hillside or sloped site requires additional grading, retaining walls, engineered foundations, and sometimes caissons or piers — adding weeks to early phases.
