Detached ADU
A fully independent structure built on the same lot as your main home. Maximum privacy for both parties, its own entrance, utilities, and address. Ideal for rental income or independent family members.
Best Value
Garage Conversion ADU
Convert your existing attached or detached garage into a full living space. The structure is already there — we add insulation, drywall, plumbing, a kitchenette, and a new entrance. The most cost-effective ADU path.

Junior ADU (JADU)
A JADU is carved out of your existing home’s square footage — typically a converted bedroom or a section of the house. Requires its own exterior entrance and a kitchenette, but can share a bathroom with the main home.
Shares a Wall
Attached ADU
An attached ADU shares one or more walls with the main house but has its own separate entrance, kitchen, and bathroom. It extends off the side or rear of the existing home, sharing the foundation and roofline — more cost-effective than a detached unit while providing complete independence.
Uses Existing Footprint
Above-Garage ADU
Building on top of an existing garage is one of the most space-efficient ADU strategies. The garage provides a ready-made structural platform and the ADU is built as a second story above it with its own exterior staircase and private entrance — leaving the garage fully usable below.
Below-Grade Living
Basement ADU
If your home has an existing basement with adequate ceiling height, converting it into a fully permitted ADU is one of the most cost-efficient paths. The structural shell is already built — we add egress windows, a separate exterior entrance, insulation, plumbing, electrical, and finishes to create a complete, code-compliant below-grade living unit.

Size of the home
A 1,200 sq ft home and a 4,000 sq ft home follow the same seven phases — but framing, MEP, and finishes each scale with the total footprint.
Terrain & topography
Flat lot vs. hillside
A hillside or sloped site requires additional grading, retaining walls, engineered foundations, and sometimes caissons or piers — adding weeks to early phases.
Site conditions
Access & soil type
Tight access, poor soil bearing, rock excavation, or high water tables all affect site prep and foundation timelines. Every lot is evaluated individually.
Design complexity
Custom finishes & layout
Custom cabinetry, specialty tile, vaulted ceilings, or complex roof geometry extend the finish phase. Standard layouts move faster.
